The inspector does more than just climb on your roof. He is looking in attics and crawl spaces, examining pipes, vents, around commercial HVAC, and checking the effectiveness of downspouts and gutters. He is experienced at spotting the causes of most major flat and sloped roof problems.

Here’s what to expect when a roof inspection is scheduled at your home or commercial building:

  • Eight of the top ten roof problems we just listed will be spotted on the roof. The assessment will then continue in your attic or crawl space. This is the spot to uncover water damage, and undiscovered moisture. Bear in mind, insulation or personal property stored in the attic will in all likelihood acting as a sponge, holding in leaking water. It will overflow eventually, and then the damage to ceilings and wood becomes an expensive repair.

Call us to find moisture and water damage. By the time you see ceiling stains you have a very big issue. Roof inspection turns up water damage you can’t see, such as leaks around flashing. Inspectors look for moist insulation, damp sheetrock and wet wood in the attic or crawl space.

Call when you see curling and buckling. A roof buckles because the original installers poorly affixed the felt, the layer below most shingles and panels. Curling means a shingle or shake is absorbing water. The useful life of your roof has ended.

Call if you suspect blisters and rot, or see rust on metal. If the roof inspection turns up blistering, it is a sure sign of moisture in shingles; it’s time for a replacement roof. Rot means the roof mat is taking on water. That roof has to go. Rusting metal is a leak waiting to happen.
